New Construction

Buying a new home? Have your own advocate at the table.

The sales team in the model home represents the builder. A buyer’s agent represents you. We bring more than 20 years of homebuilding experience to your side of the table.

What we do for you

  • Explain the contract. We walk through the builder’s contract, including deposits, timelines, and what is included, and point out what is worth asking about. We also recommend having an attorney review it.
  • Look at the lot like a developer. Grading, utilities, setbacks, and what is planned nearby all affect value and how you will live there.
  • Sort out options and upgrades. Which ones add real value, and which ones do not.
  • Compare your choices. Price, incentives, and lender offers across communities, so you are not comparing only one builder to itself.
  • Stay with you through the build. Be there at key points, such as the pre-drywall walk and the final walk-through, and follow up on warranty items.

Before your first visit

Contact us before you tour a builder’s model home. Many builders require your agent to be with you on your first visit, and you generally cannot add one afterward.

How we are paid

Buyer’s agent compensation is set by written agreement. In many new-home sales the builder pays the buyer’s agent, but terms vary by builder. We explain exactly how it works, in writing, before you sign anything.

Why it matters

Someone who has been on the builder’s side.

Nathan spent years in new home sales and in land for a homebuilder. He knows how builders price, how communities get built, and which questions to ask before you sign.

Tell us what you are looking for.

Whether you have a community picked out or have not started touring, we can help you get oriented. There is no obligation.
